A temporary business incubator
Investigation into the large number of vacant industrial sites shows manufacturers departing for cheaper locations leaving sites to be bought by speculative developers.
The key actors in the area include the Industrial Museum, a few productive companies including the brewery, numerous residential developments and the remaining pubs regularly staging live music events. Controls exist in the form of conservation areas, flood zones and the council development plan.
Assessing each vacant site according to condition, availability, size, etc, led to the choice of Lion Works (and this rather over complicated diagram...)

Existing Building Analysis: The floor plates were divided into structural bays, each bay was scored on the level of daylight, access to circulation, ventilation, views out and access to outside space. The negative percentage was space to be altered or removed from the floor slab.

Assigning Users: In a similar way to the analysis of the existing building, the proposed units have certain qualities and are more suited to certain uses, depending on floor level, accessibility, noise from adjacent users, and so on. By comparing the needs of a particular user against the qualities of available units, they can be matched to the most appropriate location.
